Why is an appraisal required? An appraisal is an estimate of the
value of a property. An estimate of the value of the property
generally refers to its fair market value. The purpose and use
of appraisals include transfer of ownership, financing and
credit, taxation, condemnation, insurance and many others.
An appraiser is typically a state-licensed individual trained to
render expert opinions concerning property values.

Phishing the Regulators By William Cate
Scams evolve. Combining aspects of successful scams often
creates more effective swindles. In 2005, swindlers have
combined three classic scams and seem to have a moneymaker that
works on the unwary middle-class with money in the bank.
The three core swindles are:
PHISHING
Phising [fish' - ing] is the creation of a replica website of a
major financial firm's Web page. Spam is used to notify everyone

Sabanes and the Cost of Going Public in America by William Cate
Cost Rising Rapidly
A recently published study by Foley & Lardner show that the
Sabanes-Oxley Act of 2002 increased the costs of being an
American public company in 2004 by about 33%. It's tripled the
costs of taking a U.S. Domestic Company public in the United

We all know when you go on a trip to another country; you need
to take some travelers checks and some cash in the currency of
that country. This can be advantageous because one country's
currency is usually worth more or less than the other. So your
100 USD could be worth 130 Canadian dollars, giving you more
purchase power.
Currencies of countries rise and fall in valued over time,
similar to the stock market. The reasons are usually economic
and political. You may think though that similar to ...

Vermont has always been a state sticking to independent
principles. Tucked away in the Northeast, Vermont real estate is
a very good deal.
Vermont
From the first day of existence, Vermont has always had a major
independent streak. The first state to outlaw slavery, Vermont
actually refused to join other states in the formation of the
United States. Eventually becoming the fourteenth state in the
Union, Vermont maintains a strong independent streak with the
first same sex marriage laws, the ...

Every morning I get a great workout. Of course, it is only my
index finger that is receiving the benefits of that workout -
deleting spam and unwanted emails from my inbox. Just like you,
each morning I am deluged with dozens of unsolicited emails.
Of course, in my opinion, I think that society makes more out of
spam than it needs to. It takes all of a minute or so to delete
those unwanted spam emails. Before the Internet, we all received
"spam" in our mailboxes at home. But Congress doesn't ...

Copyright is the writer's security blanket. It just makes you
feel better to know your words are protected. I once knew a
writer who was so scared his work would be stolen, he never sent
it anywhere. Talk about counterproductive! But if you can
understand these four simple copyright keys, you can rest easy
and submit at will.
1. Create!
That's all you have to do to copyright something: write it. You
don't have to publish it and you don't have to register it with
the United States Copyright ...

strong>Post-Nasal Drip
Post-nasal drip is the sensation of liquid or mucous buildup in
the back of the throat. Post-nasal drip is caused by drainage
from the nasal cavities into the back of the throat. Though
post-nasal drip is a normal everyday occurrence, failure to
rinse or flush nasal cavities on a regular basis may allow the
buildup to remain and fester, causing a long list of other
health complications.
In reviewing the possible complications of unchecked post-nasal
drip, this article ...
